The Construction Phases of Your New Home



Part of the excitement and magic of purchasing a new construction home is seeing the step-by-step building process. It’s important to note that there are variations in construction times with every homebuilder and every home, and sometimes factors like a scarcity of building materials or even a dramatic shift in the weather can determine when a home is completed. With that in mind, we’ve compiled a general overview of the main steps of construction to help give you a good sense of how close you are to walking through the doors of your new home.

Before We Break Ground



There are a few steps that need to be taken care of before construction can occur on most homesites. This includes:

•  Entering into a purchase agreement with Trumark Homes
•  Paying your initial deposit
•  Applying for, and being approved for, a loan
•  Selecting your home’s design options

First Thing’s First

The homesite is surveyed to make sure it is ready for construction. This includes setting up your future home’s access to community utilities via water and gas lines.

Great Homes Begin with a Great Foundation

A concrete foundation that is reinforced with steel rods is laid in order to give your home solid ground to stand on. This is always exciting to see, since it is the first time you get a glimpse of your home’s footprint. Before anything else can be done, a city inspector conducts an onsite visit to ensure that the foundation is stable and ready for building.

Frame By Frame



Next, things really begin to take shape as the wooden frames of your home are erected upon the foundation. Think of these frames as the outline of your home, detailing where rooms and windows will eventually be. At this point, you can see how your floorplan looks in real life.

Water, Warmth, and Watts

Once the interior of your home has been wrapped to keep out the elements, your plumbing, electrical, insulation, and HVAC (heating, ventilation, and air conditioning) are installed. These systems help you with everything from staying cozy on winter nights to filling up your water bottle before a morning workout.



We’re Almost There!

After everything is insulated, our builders begin installing the drywall. At this point, the house begins to look more like a home as rooms and floors are formed. During this stage, holes are cut into the drywall to make room for lighting fixtures and electrical sockets. In other words, you can start planning where you want your TV to hang.

The Finishing Touches



Finally, all of the details you selected on the virtual model will be added to your home. This includes exterior designs, cabinetry, flooring, and any included appliances. Before the building can be occupied, a city inspector must survey the structure and sign off on the Certificate of Occupancy (COO). The only thing left at that point is for you to move in and decorate to your heart’s content.
