Rancho Mission Viejo, Calif. (July 12, 2022) -- Rancho Mission Viejo officials announced today that three renowned Neighborhood Builders have been selected to build 279 homes in four new neighborhoods for the next phase of the Village of Rienda. They include Lennar, Tri Pointe Homes and Trumark Homes.

Plans for this next phase of the Village of Rienda are moving forward swiftly after the success of the first phase, which opened for sale in April 2022.

The four new neighborhoods include:

  • Botanica by Tri Pointe Homes Two-story single-family homes
  • Dahlia by Trumark Homes Two-story single-family homes
  • Haven by Lennar - Gavilán 55+ offering single-level and two-story duplex homes
  • Pearl by Lennar – Gavilán 55+ offering single-level and two-story single-family homes

“Due to the huge demand for homes at the Village of Rienda, we have accelerated our building plans and are very excited to announce the Neighborhood Builders for our next phase,” said Paul Johnson, executive vice president of community development for Rancho Mission Viejo. “Our first phase, which opened in April, is selling at a fast rate, and interest remains very strong. Homebuyers are eagerly responding to the opportunity to buy in this new village and experience the unmatched quality of life found at The Ranch, and our next phase will help meet that demand.”

Rienda, the first of six villages planned for the largest planning area on The Ranch, places special emphasis on nurturing neighborliness among all ages and life stages. Award-winning amenities and thoughtful programming create a vibrant social life in neighborhoods set amidst a historic ranch featuring thousands of acres of the permanently protected open space of The Nature Reserve at Rancho Mission Viejo.

The first phase of the Village of Rienda, which consists of 671 homes in seven neighborhoods, has experienced strong sales in the first two months since opening. To date, 179 homes have been sold with the first move-ins expected this month.

Homes in the next phase will mimic Progressive Spanish, Farmhouse and Contemporary designs with a variety of floorplans ranging from one bedroom to four bedrooms, and one to three bathrooms. Sales for these new homes are expected to begin later this year. Additionally, 145 of the new homes will be Gavilán® 55+ single-level living homes. Gavilán residents can stay connected to every generation while experiencing exclusive resort-style amenities including clubhouses, pools, and spas, and activities that provide the perfect balance of entertainment and privacy. Gavilán residents can also enjoy access to the all-age amenities throughout The Ranch. The Perch, a new amenity exclusively for Gavilán 55+ residents, will include a pool, spa, outdoor dining patio as well as an outdoor entertaining room equipped with soft seating and fireplace.

“We look forward to introducing Pearl and Haven, two stunning neighborhoods of single-level living, age-qualified homes within Gavilán to Rancho Mission Viejo – South Orange County’s highly sought-after masterplan community,” said Jeremy Parness, California Coastal Division President for Lennar. “The community’s remarkable location in addition to bright, open floorplans, thoughtful design details and a focus on sustainability, make for a winning combination to meet the needs of the most discerning 55+ homebuyer.”

Residents can also experience Ranch Camp at Rienda, a new destination for fun and festivities that celebrates The Ranch’s heritage and brings the community together with a unique collection of recreational amenities and home shopping experiences. Ranch Camp at Rienda expands upon the unique programming and services offered to all Rancho Mission Viejo residents as part of the Master Association, Rancho MMC and RanchLife programming.

“Dahlia at Rienda will be Trumark Homes' first neighborhood in the dynamic and picturesque master-planned community of Rancho Mission Viejo,” said Richard Douglass, Southern California Division President, Trumark Homes. “We are excited to offer homebuyers this distinct collection of high-quality, single-family homes featuring spacious two-story floorplans and flex spaces, integrating the amenities and flexibility homebuyers value most.”

The Village of Rienda is located less than five miles from downtown San Juan Capistrano and a fifteen-minute drive from San Clemente and Doheny State Beach, with easy access provided to the employment and retail centers of Ladera Ranch, Mission Viejo, Rancho Santa Margarita, Irvine, and other Orange County areas.

“Rancho Mission Viejo is an incredible community that our customers love, and we’re excited to debut our seventh collection here this fall. Botanica will offer three single-family home floorplans, ranging from approximately 2,200 to 2,400 square feet with backyards and open-concept design,” said Tom Grable, Division President, Tri Pointe Homes Orange County-Los Angeles Division. At completion, Rancho Mission Viejo will encompass approximately 6,000 acres, or 25%, of the 23,000-acre Rancho Mission Viejo, a historic ranch in Orange County, which has been held in the O’Neill/Moiso/Avery family since 1882.

About 17,000 acres, or 75%, of The Ranch will be preserved for the large habitat conservation area known as The Nature Reserve at Rancho Mission Viejo, along with ranching and farming.
