1Pre-qualification and Reservation
You have researched and found the Trumark home of your dreams! In order to reserve your home, Trumark provides preferred lenders that will walk you through the prequalification process. Once prequalified, you may leave us a deposit check and your sales manager will prepare the purchase agreement.
2Purchase Agreement and Loan Approval
Once you have signed the purchase agreement, you can proceed with Trumark Homes preferred lender or you may use the lending institution of your choice. You will now apply for a loan. You will be required to provide loan approval within 30 days of signing the purchase agreement so you should apply for a loan as soon as you have completed the purchase agreement documents.
3Designing Your Home
The most exciting part of purchasing a brand-new home is designing it. You will be contacted by our Design Studio to complete the finish selections for your new home including, counters, cabinets, flooring, lighting and more. Each community has specific cut-off dates and it is very important that you respect these dates.
During the construction process you will be asked to attend 2 or more walk throughs with the construction or customer service team to review the progress of your new home. The first one will be after your home has been framed and electrical and plumbing has been installed. There will also be the New Home Orientation which will be conducted by a customer care representative who will show you all the features of your new home and explain their operation and maintenance, as well as answer any concerns you may have. Other walks may be scheduled by the team when deemed necessary and of course, you may always schedule an appointment with your sales manager to visit your home.
5Closing and Escrow Process
You will need to remain in constant contact with your lender who will guide you as to when to lock your interest rate, have your funds available and respect the timeline for the needed documentation. Our Escrow officer will contact you when they have all the necessary documents to schedule a signing appointment and will inform you of the funds that you must provide to complete the purchase. Once they are received, your lender will fund your loan, if all conditions have been cleared. After funding, the Title Company will deliver your Grant Deed to the County Recorder’s Office to record the transaction which transfers title into your name. This confirms the close of escrow. Congratulations! The home is now yours. Your sales manager will contact you so you can pick up your keys upon confirmation of the Deed recording.
As a Trumark Homeowner, you will have easy access to all your product warranties, personalized maintenance calendar and schedules, and service request access through our web portal DwellingLive. We will also send you monthly maintenance reminders via email to keep your new home working properly over time.
