Trumark Homes Announces Successful Sellout of PACE Development in Milpitas, CA

Transformative Builder Delivers 134 New Residences to Silicon Valley

Trumark Homes, a visionary next generation home builder, announces today the complete sellout of its eight-acre PACE development that includes 134 newly built homes designed to attract a range of buyers, including young professionals, couples and growing families in Silicon Valley.

“This is a momentous occasion that speaks to the strength of the Silicon Valley market and quality of homes the Trumark Homes team created at PACE. As we expand, we’re constantly striving to introduce innovative, high-value home offerings that resonate with the way that owners want to live,” said Trumark Homes co-founder Gregg Nelson. “When we identified the site, we knew the Milpitas location presented a tremendous development and investment opportunity. Northern California continues to be one of the most highly sought-after housing markets and will continue to be a key region for Trumark Homes.”

PACE includes two distinct communities – detached single-family homes at Velocity, and townhomes at Momentum. Both communities feature enticing design amenities rarely found in such an approachable price range, including 10-foot ceilings, expansive windows and decks, and available bi-folding doors. Developed in partnership with Resmark Land and Housing, a division of The Resmark Companies, PACE is the fourth project in Trumark Homes’ quickly expanding Silicon Valley portfolio.

“The success of PACE reflects Trumark’s superior execution, which is a signature of every investment in which we have joint ventured with them,” said Robert N. Goodman, CEO and Chairman, The Resmark Companies. “Resmark and Trumark enjoy a longstanding partnership, and we look forward to continuing the relationship in the future,” he added.

Located at the northeast corner of Montague Expressway and Trade Zone Boulevard, just a 10-minute walk from the future of Milpitas BART station and connected to a citywide trail system, Velocity at PACE and Momentum at PACE are situated near major regional employment centers and within the highly ranked Milpitas Unified School District. PACE offers a wide range of amenities for its owners including a playful, family-friendly tot lot with a bubbling fountain, a patio area with a fire pit, and two outdoor kitchens where residents can socialize and entertain family and friends. Momentum consists of 43 single-family three-story homes ranging in size from 2,225 to 2,489 square feet, and Velocity includes 91 single-family attached three-story townhomes ranging from 1,200 to 1,947 square feet.

This news comes on the heels of Trumark Homes launching sales at Fielding, a neighborhood subdivision within the Wallis Ranch master planned community currently under development in Dublin, CA by sister company Trumark Communities. The community recently received top honors recognition at the 2016 Building Industry Association (BIA) Bay Area Excellence in Home Building Awards where the Timber community received the “Multi-Product Community of the Year,” “Best Architectural Design – Multi-Family,” and “Best Signage” awards.

5 Tips to Boost Your Backyard This Summer

Backyard Decorating

Enjoying your beautiful backyard on a lovely summer day can be one of the most rewarding and entertaining moments. Trumark Homes has already built you the perfect home, but check out these five easy tips to give your backyard that unique boost it needs to stand out!

Add Creative Lighting

One of the more inventive ways to brighten your yard is to incorporate unique lighting. Using locations such as fine restaurants, ritzy clubs or the beach as inspiration, choose the ambience you want to portray and get started on creating your picturesque yard.

Below are a few lighting options to consider:

  • Pathway Lighting
  • Deck and/or Step Lighting
  • Outdoor Wall Lighting

If you have trees in the backyard, you can get creative by stringing lights through them to craft a stunning visual. You may also want to consider adding rope lighting around your garden area to create an eye-catching evening appearance.

Embrace Nature

Manmade decorations are always nice and can surely give your backyard a boost, but embracing the natural beauties that already exist in your yard can be just as stunning.  Consider a do-it-yourself bird feeder as an excellent, affordable way to bring the liveliness of nature and beautiful birds into your backyard. This is also an excellent opportunity to earn your green thumb by planting a flower garden.

Choose Unique Backyard Plants

To set your garden apart, choose plants that are original and vibrant. For example, Kochia Scoparia grass looks as unique as it sounds, filling your backyard with beautiful greens in the summer and vibrant reds in the winter.

There are a wide range of unique plants to spruce up your backyard area, so get creative, take it slow and enjoy making your backyard a decorative and memorable conversation piece.

Build Your Own Garden Shed

Decorating your home can be a fun and expressive outlet, so why not take that creativity outdoors and build a garden shed that can be used for any purpose whether it’s for storage or to relax. You can paint the shed an eye-catching color to match your yard or embrace recent design trends by using reclaimed wood.

Channel Your Inner Artist

If there is one general principle most backyards have in common, it is that backyard fences are boring. If you have a fence, use it to reflect your artistic vision and paint away. You can also use it as a way to display your garden plants. If you share a fence with your neighbor, don’t forget to check with them before you let loose.  Who knows, maybe they’ll share some great ideas!

How to Turn Your Home into the Ultimate Summer Staycation

Tired of expensive, crowded summer getaways? Have a great home, worthy of spending leisure time in? Whether you have a large family, are a child-free couple, or are single,  here are some great ways you can turn your home into the ultimate summer staycation “resort” without breaking the bank.

  1. Make it fun for everyone-Turn your backyard into your own little getaway. Whether that involves creating activities for the kids such as a slip and slide or water feature, breaking out the art supplies and letting your creative mind go a little wild or laying by the pool with a refreshing beverage, there is always something to do outside. If you’d rather spend time indoors, you may want to consider renting or buying a stack of movies and enjoying a movie night.
  2. Get out and see the sights- Enjoying a staycation doesn’t always mean you need to stay home! Your ultimate summer staycation can include taking in the sights and sounds of your hometown’s parks, beaches, theaters, zoos, museums, and other attractions.   You never know, you may even find places and events you never knew existed.
  3. Invite people over for a pool (or other) party- No sense in having a staycation all by your lonesome! Invite friends, family, or neighbors over for a staycation party, and make the most of your down time by connecting with the ones you know and love. Our Fielding neighborhood at Wallis Ranch is the perfect place to make this happen with a pool and community center for everyone. Who knows, maybe fellow staycationers will, in turn, invite you to their place for a get-together of their own.
  4. Dust off those old games (or plug in the new ones) and play, play, play!- Most people have a treasure-trove of old board games and other amusements they can break out and entertain the troops with. If not, you can entertain yourself and your family with newer games, like Wii and other home arcade games. Just make it family-friendly and it’s a win-win for everyone.

A few important reminders when planning the best staycation:

  • Turn off computers, smartphones, TVs and other devices during family bonding time.
  • Resist the temptation to make it a “working” staycation.
  • Turn on your “out of office” autoresponder at work.

And, whatever your version of fun might be, break it out, get into it, and have fun this summer!

Energetic, Trendy and Diverse: How SL70 Is the Perfect Home for this LA Couple

It’s no secret that finding a new home can be difficult, especially when considering elements like location, amenities and design. As your wish list grows, the available options can start to dwindle, but it doesn’t have to be that way. Trumark Homes offers a variety of housing options to help you find the perfect home for you and your family.

Case in point: Jonathan and Calvin, recent new homeowners at our SL70 neighborhood in Los Angeles’ Silver Lake community.

The happy couple lived in Beverly Hills for five years because of its proximity to their jobs in West Hollywood and Century City, but when the idea of moving struck, they found it wasn’t as easy as they thought.

“For at least 18 months, we would spend evenings and weekends looking for somewhere new to live, but were regularly deflated by the lack of available inventory, the age of the inventory available, and the outrageous prices for what was offered,” Jonathan explains, “We didn’t expect to find something turnkey—we didn’t mind having to do some cosmetic changes—but we also didn’t want to live in a place that didn’t reflect our style or personality.”

Enter Trumark Homes’ SL70, a neighborhood right in the middle of Los Angeles’ hippest community, Silver Lake. Built with modern spaces, rooftop decks and convenience in mind, SL70 looks to echo homeowner’s individuality and match their passions.

While looking for a three-bedroom, two-bathroom contemporary home with laundry and a two-car garage, Jonathan’s partner Calvin stumbled upon SL70 online. He then suggested the couple visit the neighborhood in-person.

“On the day he suggested we see the development in-person, he wouldn’t tell me where the development was located,” Jonathan says, “We got in the car and just kept heading east.  Regrettably, neither of us had spent much time east of Robertson Boulevard, so the idea of living ‘on the east side’ was just foreign.”

Ultimately, that didn’t deter Jonathan too much. As soon as they arrived at SL70, the couple immediately took a liking to the development’s contemporary architecture, structural independence, open floor plans and brand new, customizable upgrades.

But it was the home’s rooftop deck that excited them most and eventually led them to buy.

“Yes we loved everything else, but to be in Southern California without outdoor living space and so close to downtown, it would have been a shame to not have a home where we could spend a good amount of time outside and the sky deck felt urban and unique; plus, we have unobstructed views,” Jonathan states.

All of this, plus a great location are what attracted Jonathan and Calvin to SL70, and the same sentiment is shared by other homeowners as well. Located close to up-and-coming Downtown Los Angeles and right in the middle of all the vibrancy that is Silver Lake, the couple knew there would never be a boring moment.

“Silver Lake has a lot of energy, the neighborhood is constantly changing both in real estate and in diversity, in a good way, and we can walk our dogs around Silver Lake reservoir and to the shops and cafes on Silver Lake Boulevard,” Jonathan explains.

It makes it no surprise that Jonathan also describes Silver Lake as energetic, trendy and diverse.

“We are 2.5 miles from Downtown LA. We enjoy the activity and energy that comes from living in a big city,” he says.

Since moving in, Jonathan and Calvin have loved every aspect of SL70 and the Silver Lake community, but the thing they love the most is the idea that this is their first home together as a couple; something that simply can’t be beat.
